Living Thankful in Temecula 2011

It’s that time of year again when we are reminded (very briefly before being slammed with “buy this, buy that” Christmas syndrome) that we should take stock of our lives and give thanks.

I must say that I am suspect of needing the reminder.  And sad that this is a custom for only once per year.  I think that this year I will put “be thankful” as a line item in my New Year’s resolutions.  Maybe that will help.

So as I sit at my computer on this beautiful 70 degree day of sunshine in Temecula, California I am quietly going to give thanks to God and share with you what I am thanking him for;

My loving family (every single one of them), good health, great weather and a safe place to live.

5 Ways To Make Every Home Showing Count

So you are putting your home up for sale. There is so much to go over. But for this post we will concentrate specifically on the basics of showing your home. Having shown hundreds of homes in the Temecula Valley to potential buyers…we have great insight on what the majority of Buyers want in a showing. This doesn’t have anything to do with price, location, number of rooms, etc. If we are coming to show your home with a buyer, your home has already made the cut in the specifics. This is just to get the most out of your showing.

  1. Neat and Clean Unfortunately there is no substitute for this. De-cluttering ahead of time will help this immensely since you don’t always get a lot of notice and you don’t want to turn anyone away that is going to be accompanied by a Realtor®. If you want to get an idea of what neat and clean means-visit your closest new home models. I know it seems ridiculous to think that anyone could expect you to keep your home this way but they do. Everyone in the family has to help. The better you are at this…the quicker the sale…and the less amount of time you have to do it!
  2. Lots of Light  The best case scenario is that the home is staged for the showing. Every light on, blinds open, interior doors open, soft music playing. But if it is not possible for the home to be staged for every showing than the absolute bare minimum is that all of the window blinds/drapes are left open. Doors throughout the home must be left open to let the natural light travel into the hallways and dark spaces created by closed doors. You might consider putting a timer on hallway lamps for the darker hours when showings might occur. If you know the night before that someone is coming while you will need to be away you can leave the lights on and ask the agent to turn them off when they are done.
  3. Scents that Make Sense Bad odors are hard to overcome. Buyers will hurry through the home and will be distracted trying to figure out what they are smelling. It quickly becomes the focus which sounds silly but true nonetheless. The best thing to do is to air out your home daily if possible. Especially if you cook a lot , have pets or children in diapers. Smoking should be reserved for the backyard only, not in the garage or near any doorways. People who do not smoke can smell it from a mile away. Fresh air is the best remedy. A quick note on candles or plug ins- Be careful not to overdo it. A food scent is good but plain vanilla is best. Research has shown that vanilla is the scent most widely accepted as pleasing to the senses. It is also a natural odor neutralizer. Many people are sensitive to florals and are easily irritated by them. Picture your potential buyer sneezing all over your house! 
  4. Inappropriate Photos, Posters, Etc. Take them down, put them away, pack them early. If you have lived in the Temecula Valley for any length of time it should be obvious that the average household has 2.5 children. Children that will be with their parents when they are looking at your home. Your son’s poster of two barely dressed girls making out is not appropriate. The child that may be moving into your son’s room is an 8 year old boy (true story). Newsflash… nude art, wives lingerie glamour photos, breastfeeding photos, maternity photos that are revealing or suggestive make most buyers extremely uncomfortable. Regardless of how silly you might think that is, uncomfortable buyers leave quickly and do not fully evaluate your homes potential for them.
  5. Be Gone There are always exceptions to this rule…but not as many as you would like to think. Having a pet, day sleeper, home office, etc. is not a reason to stay during a showing. The absolute best case scenario is that you stage the home and leave during the showing window. Ask the agent to text you on their way and when they leave if you are on a tight schedule.

Coupon Savings in The Temecula Valley

So I have recently been turned on to TLC’s “Extreme Couponing” show and I am hooked! The season finale is this Wednesday (6/15/11) at 9:30pm. I won’t be up but my DVR is already on it. If you haven’t seen an episode, check your On Demand feature for TLC.  The show is only 30 minutes long.

I am just beginning to explore the coupon world.  Apparently it is more complicated than you might think.  After watching the show a couple of times, I can’t really imagine being able to accomplish the extreme savings that the show depicts.  I believe it can be done but am sure that I won’t be able to devote the time that would clearly be necessary.  I have also determined that it just might be a very organized and premeditated type of hoarding, LOL!  Regardless it has given me pause on how silly it is that I don’t even look at the grocery store sales circulars …not even the store I shop at regularly!

A few tips on what I’ve learned so far (some from a very helpful friend who may just be a bit more obsessed than I):

My Temecula Ralphs store on Highway 79 South will double coupons up to $1.00 ($ .50 becomes $1./ But $1. Is still just $1.)  If you register your rewards card online-you can load some of the coupons directly onto the card without having to print them out.  Manufacturer coupons are available to print out and use anywhere.  You can also create your shopping list directly from clicking on their sale paper.  Awesome time saver!

My Temecula Albertsons
on Rancho California Road offers a $ 5.00 off $25.00 purchase just for signing up HERE  for email updates on sales and coupons. You earn additional coupons for up to 5 friends you can get to sign up.  Be careful not to sign up until you want the coupon though.  They only gave me 1 week to use it so plan accordingly. You can create an online account as well and create a shopping list directly from the sales paper. There is also a large coupon book inside of the Albertsons store that has coupons I did not find online so you may want to grab that up.

The Press Enterprise will allow you to subscribe to Sundays only so that you can get the weekly coupons and sales papers delivered to your front door.

I have only accomplished the “completely free” item once and I could only get 2 free because I only had 2 coupons…but it was exciting, even if it was just toothpaste!

Water Conservation Festival, Diamond Valley Lake

The 9th Annual Community Water Conservation Festival is going to take place on Saturday, April 16th, 2011 at Diamond Valley Lake from 10:00am – 3:00pm.

Diamond Valley Lake is located between Temecula, Murrieta, Menifee and Hemet cities off of Winchester Road (also 79 North) and Domenigoni Parkway (also Newport Road). The event will take place at the Diamond Valley Lake Visitor Center at 2325 Searl Parkway, Hemet, CA 92543.

This is a FREE EVENT that will include activities and fun for the kids like face painting, a fishing simulator, the Aqua Smart puppet program & make and take activities. There will also be water wise demonstrations throughout the day including drip irrigation, new landscaping technology, artificial turf information and rebate programs from SoCal Water Smart.

There is a LANDSCAPE WORKSHOP at 12:30.
